We are seeking development plan for a 13 acres (642,000 sqft) site pad located on an intersection within the city limit. The purpose of these plans and rendering is to present enough information the Board of Directors of a local bank and potential investors to fund the project.

INTRODUCTION:
See attached preliminary Sketchup drawings with Valencia Futbol Academia example. It is by no mean the exact layout of the site!

PURPOSE:
The main goal of this plan is to DESIGN a meaningful, aspirational place that bring people together, strengthen community and foster joy, wonder and memories. Our secondary focus is to conserve, enhance and create strong, vibrant places that can continues to attract outsiders stay, live, play and invest in, which are important components economic growth. There shall be a sense of complete community within 1500 ft walking distance.

MAIN ANCHOR MIXED USED:
The development plan should be sufficient and include the following information:
Valencia Futbol Training Academy OR HEB Grocery Store
Parking Lot sufficient per State of Texas

PROPOSED PRIVATE MIXED USE:
Retail Stores 1st floor
Condos/Apartments 2nd floor / 3rd floor
Restaurant Pad Site
Medical Offices for Womens Health, Childrens Heath, Cancer Care
Senior Care Center
Academic Medical Center
Hotels

PROPOSED PUBLIC MIXED USE BY CITY/COUNTY:
One indoor multi-use turf field for soccer, football, la cross, etc. - 50 yards x 100 yards
Two outdoor turf field for soccer, football, la cross, etc - 50 yards x 100 yards
City Library - proposed relocation
City Museum
Community Theater - proposed relocation

Design shall be sufficient to meet wet wether flow specification and have an urban stormwater drainage plan
Design shall have prioritize walking as the preferred mode of travel - PEDESTRIAN FIRST (including persons with disabilities).
