Event Space Design - Affordable Construction

Looking for help designing a - 6000 SF commercial event space in Glendale, AZ. Need plans to get through the city building permit review process. The space will be used mainly for throwing parties but needs to be also used as a music venue. Full creativity is allowed but the designer must be familiar with building costs. The goal is to design a low cost building that is easily expandable at a future date. Lot size is 100x170 and parking will need to be included in the design.
