We were working with architect to draw up a simple second story single room addition and layout changes for a residence in Suffolk County, Town of Islip in New York. We were simply waiting on the a final plan set and it seems the architect has fallen off the planet.
We can supply all the documents that went back and forth. These documents include...
-PDF's with existing 2D floor plan and all measurements as-built...
-PDF's with proposed 2D floor plan...
-Photo's with dims overlaid for the exterior of the home...
-Photo's of the interior of the home...
-DWG, which I believe is just a base plan...
We'd like an architect/engineer to review what we settled on for the floorpan and addition. Be the extra set of eyes and make sure that the approach we took makes sense and we didn't miss something that was brutally obvious. We are expecting feedback and if you have a better idea or better approach in mind we are absolutely open to that. From there we need the home drawn and stamped, and a proper set of plans supplied so we can file for the proper town permits.
For a little more info... The home was first built in 1980, renovated to add a second story in 2000, and it's our understanding the extra 'room' we want to add was originally planned and then cut at the last minute for budgetary reasons. The addition, is roughly 12'x14' is on the second story of the home, next to an existing room that simply completes a corner. We've had a few builders through the home and all say there is zero structural concern. The original home is 2x4 16' OC stick construction. .
With all the back and forth and wasted time with the previously engaged architect we are now in a rush... We expect to pay a fair price, please let us know what you would charge as a flat rate and know that we're open to adjustment to our budget for the right fit.
Thanks
